《周末楼市》疫情影响二手睇楼活动十大屋苑成交创16周低
受疫情影响睇楼活动减,中原地产十大屋苑本周末录得8宗成交,较上周末下跌2宗或20%,创4月初以来16周新低成交数字。中原地产亚太区副主席兼住宅部总裁陈永杰表示,政府加强限聚令,不少市民於周末留家避疫,部份业主亦暂停开放单位睇楼,二手睇楼活动大受影响,加上新界西新盘抢去部份上车客源,令二手交投更为冷清。
据美联物业分行统计,刚过去周末(7月25至7月26日)10大蓝筹屋苑合共录得约10宗买卖成交,与上周同期相若,并连续24个周末维持双位数水平。至於按15大屋苑计算,周末两天则录得约13宗买卖成交,保持上周末水平。
根据香港置业,港、九及新界十大二手指标蓝筹屋苑於周末两日合共录7宗成交,较上周末减少约3宗。而综合利嘉阁地产分行网络数据,在过去的周末十大指标屋苑累录12宗二手买卖个案,按周持平。
一手市场方面,帝国集团夥香港小轮合作的屯门青山湾帝御.金湾不足两日已录2,630票登记数字,超额认购约13倍,发展商加推2号价单共62伙单位应市,平均实用尺价约14,626元,现正积极考虑於日内加推3号价单,应付市埸上庞大需求。
而同样位於屯门的新地(00016.HK)御海湾於周六开卖108伙,售出105伙,发展商亦加推50伙,实用面积由297-514尺,折实平均尺价17,940元。(el/k)
