《周末樓市》疫情影響二手睇樓活動十大屋苑成交創16周低

受疫情影響睇樓活動減,中原地產十大屋苑本周末錄得8宗成交,較上周末下跌2宗或20%,創4月初以來16周新低成交數字。中原地產亞太區副主席兼住宅部總裁陳永傑表示,政府加強限聚令,不少市民於週末留家避疫,部份業主亦暫停開放單位睇樓,二手睇樓活動大受影響,加上新界西新盤搶去部份上車客源,令二手交投更為冷清。

據美聯物業分行統計,剛過去週末(7月25至7月26日)10大藍籌屋苑合共錄得約10宗買賣成交,與上週同期相若,並連續24個週末維持雙位數水平。至於按15大屋苑計算,週末兩天則錄得約13宗買賣成交,保持上週末水平。

根據香港置業,港、九及新界十大二手指標藍籌屋苑於週末兩日合共錄7宗成交,較上週末減少約3宗。而綜合利嘉閣地產分行網絡數據,在過去的周末十大指標屋苑累錄12宗二手買賣個案,按周持平。

一手市場方面,帝國集團夥香港小輪合作的屯門青山灣帝御.金灣不足兩日已錄2,630票登記數字,超額認購約13倍,發展商加推2號價單共62伙單位應市,平均實用呎價約14,626元,現正積極考慮於日內加推3號價單,應付市埸上龐大需求。

而同樣位於屯門的新地(00016.HK)御海灣於周六開賣108伙,售出105伙,發展商亦加推50伙,實用面積由297-514呎,折實平均呎價17,940元。(el/k)
