长实集团(01113.HK):对中港市场充满信心 续吸纳土储
长实集团(01113.HK)公布向由禹洲集团(01628.HK)及瑞卓置业分别持股50%的买方出售位於成都名为「南城都汇商住项目」之物业发展项目,料录约38.11亿元出售收益。
长实集团补充指,成都南城都汇项目设有23,253个单位,包括住宅及商铺,在之前的销售活动中已售出16,503个单位,最近大手出售的部分涉及剩余6,750个单位及部分车位。长江实业将在项目公司中保留一名董事,其将协助项目运营,住宅单位亦将精装修升级後推出市场。
公司指,过去十年,长江实业在内地之物业销售收入平均约每年280亿元,计及是次大手出售成都南城都汇项目单位所获得收入後,本年度之物业销售步伐预计跟过去十年相若。现时本港及内地为长江实业地产业务的重点市场。单计内地,长江实业现时拥有逾50个房地产项目,分布於20多个城市。截至去年底,长江实业的现金结存约600亿元,具备充裕资本持续於本港及内地积极吸纳土地储备以配合地产业务发展。
长江实业资深顾问李嘉诚及主席李泽钜均对本港及内地充满信心,除了长江实业於本年5月下旬以49.5亿元投得将建成超过2,800个单位之安达臣道地皮外,李嘉诚及李泽钜亦透过共同持有之公司及李嘉诚基金会拥有之公司,先後多次增持长江实业股份,单计最近十二个月,已累计斥资近32.8亿元。
