郭思治: 大市略见反覆 惟暂属急升後之正常消化

香港股票分析师协会副主席郭思治称,周来大市在庞大成交金额支持下,曾於7日高见26,782点,惟自2日低位24,563点开始之急升,累积升幅已达2,219点,故不少获利货伺高回吐。而恒指卒反覆回调至10日之低位25,570点,由於已跌近10天线(25,416点),形态确有点令人担心。惟一日恒指仍能续稳守10天线之上,即表示大市仍有机会再候机上试高位。加上成交金额仍见畅旺,单从技术上看,部分资金可能会渐流入传统股份上。

港股6月上旬迎来不俗表现,大市一度上涨逾2,000点。地产行业虽然上半年充满挑战,但楼价依然录得上升,显示出顽强韧性,助力地产股跟随大市向上。

新世界发展(00017.HK)自上月通过四合一并股决议後,市场反应积极,股价接连走高。通过并股决议的前一日(6月18日)收市价为9.22元,其後持续发力,7月6日收市价为41.65港元,按未合股计算,相当於每股10.41元(41.65元÷4=10.41元)。因此,新世界发展的股价相当於在半个月上涨1.19港元,涨幅约13%,领先行业。

多项利好因素亦有望支持新世界发展後市继续向上。新世界发展2020财年至今已卖出超过100亿港元非核心资产,并会继续出售非核心业务,目标金额超过150亿港元,旨在优化资产,释放价值及提升效益,并为其在粤港澳大湾区加大投资提供更充裕的现金流,用於继续物色极具潜力的发展项目,和加快推展旧城改造项目,作为长线及更有价值的投资。

粤港澳大湾区的无限增长潜力,成为各家大型地产商争夺的新领地。新世界发展持续加码大湾区,相信未来将成为其增长的新引擎。

此外,新世界发展即将推出的大围站项目为今年香港最大规模的住宅项目,将进一步提升现金流状况。旗下的新世界中国近期已成为广州增城区夏街村旧改项目合作意向企业。两地业务协同发力,因此新世界发展後市亦可期。
