農銀國際:首予建業新生活(9983.HK)“買入”評級 目標價12.1港元
農銀國際7月14日發研報指,建業新生活(9983.HK) 是中部地區創新型生活服務提供商,是在河南地區具有影響力的品牌。建業新生活的在管面積從2017年的2040萬平方米增加到2018年的2570萬平方米(同比增長26%),2019年達到5700萬平方米(同比增長122%)。而公司在管面積的快速增長是由於關聯公司、建業地產以及獨立第三方的驅動。
農銀國際指出,建業地產是建業新生活的兄弟公司,也是河南省領先的房地產開發商。2019年,建業地產的合約銷售面積同比增長30.1%至1435萬平方米,但由於2019年新冠肺炎疫情的影響,今年上半年同比略微下降1.2%。截至2019年12月31日,建業地產的土地儲備達到5093萬平方米。
農銀國際認為,憑藉在河南的良好品牌,建業新生活的第三方在管面積在2017-2019年以208%的複合年增長率快速增長,截至2019年12月31日,達到1770萬平方米。受來自建業地產和第三方開發商新項目流入的驅動,該行預計2020年在管面積將同比增長27%達到7200萬平方米;2021年將同比增長47%達到1.06億平方米。
農銀國際還稱,建業新生活提供了多樣化的生活服務,其中包括 (1)在“建業+”平台提供的產品和服務;(2)旅遊服務;(3)建業大食堂的管理服務。這些服務對所有消費者開放,而不僅僅是建業新生活所管理社區的業主。此外,公司還從事酒店管理、商業物業管理和文化旅遊綜合管理體業務。在快速增長的“建業+”業務的推動下,該行預計公司利潤將從2020年的4.77億元增長到2022年的11.39億元,這意味着在此期間的複合年增長率為54%。
綜上所述,農銀國際首予建業新生活(9983.HK)“買入”評級,目標價12.1港元,較上一交易日收盤價9.33港元有29.7%的上漲空間。
