第一太平戴维斯发表第二季写字楼租赁报告,本港甲级写字楼租金於第二季下跌3.8%,其中湾仔/铜锣湾在所有写字楼子市场中跌幅最大,按季跌5.7%;中环及港岛东则分别跌4.9%及2.7%。而整体写字楼租金由去年第二季的高点下跌了11%。

第一太平戴维斯指,即使存在资本支出担忧,不少企业仍然选择将写字楼迁出中环,最近有总部位於中环的资产管理公司及证券公司迁往湾仔/铜锣湾及黄竹坑。不过,中环与所有其他商业区的租金差距已缩小至2017年底的水准。由於搬迁的资本支出成本仍然很高,租金差距缩减应将降低迁离核心商业区的吸引力。

由於仍鼓励人们采取社交隔离措施,因此共用办公营运商仍受到疫情的负面影响。我们观察到,因需求疲软,大型共用办公营运商弃租主要商业区。尽管不少灵活办公空间营运商正在缩减规模,但雷格斯母公司IWG正在扩大规模,承租希慎广场两个遭另一家大型灵活办公空间营运商弃租的楼层。

另外,虽然目前金融服务及相关行业失业率创十年新高,但该行看到来自中资科技、金融行业及写字楼空间营运商的需求回升,认为一定程度上舒缓了写字楼租赁行情。
