郭思治: 大市略見反覆 惟暫屬急升後之正常消化

香港股票分析師協會副主席郭思治稱,周來大市在龐大成交金額支持下,曾於7日高見26,782點,惟自2日低位24,563點開始之急升,累積升幅已達2,219點,故不少獲利貨伺高回吐。而恆指卒反覆回調至10日之低位25,570點,由於已跌近10天線(25,416點),形態確有點令人擔心。惟一日恆指仍能續穩守10天線之上,即表示大市仍有機會再候機上試高位。加上成交金額仍見暢旺,單從技術上看,部分資金可能會漸流入傳統股份上。

港股6月上旬迎來不俗表現,大市一度上漲逾2,000點。地產行業雖然上半年充滿挑戰,但樓價依然錄得上升,顯示出頑強韌性,助力地產股跟隨大市向上。

新世界發展(00017.HK)自上月通過四合一併股決議後,市場反應積極,股價接連走高。通過併股決議的前一日(6月18日)收市價為9.22元,其後持續發力,7月6日收市價為41.65港元,按未合股計算,相當於每股10.41元(41.65元÷4=10.41元)。因此,新世界發展的股價相當於在半個月上漲1.19港元,漲幅約13%,領先行業。

多項利好因素亦有望支持新世界發展後市繼續向上。新世界發展2020財年至今已賣出超過100億港元非核心資產,並會繼續出售非核心業務,目標金額超過150億港元,旨在優化資產,釋放價值及提升效益,並為其在粵港澳大灣區加大投資提供更充裕的現金流,用於繼續物色極具潛力的發展項目,和加快推展舊城改造項目,作為長線及更有價值的投資。

粵港澳大灣區的無限增長潛力,成為各家大型地產商爭奪的新領地。新世界發展持續加碼大灣區,相信未來將成為其增長的新引擎。

此外,新世界發展即將推出的大圍站項目為今年香港最大規模的住宅項目,將進一步提升現金流狀況。旗下的新世界中國近期已成為廣州增城區夏街村舊改項目合作意向企業。兩地業務協同發力,因此新世界發展後市亦可期。
