第一太平戴维斯:零售铺租趋稳 港股回升刺激商厦需求
第一太平戴维斯报告指,疫情导致社交距离措施及营商活动中断,影响本地物业市场,今年第二季商业物业成交量按年下跌70%,其中逾八成交易额在3,000万港元或以下。新世界(00017.HK)持续出售非核心资产,上半年沽出逾66亿元资产或收入权益。
另部分资深铺位业主因在过去数年过度扩张而面临财政困难,但新晋投资者冀趁机以大幅折让价购入非核心区街铺。
该行香港投资部零售销售高级董事方咏清称,2004年至2013年的零售黄金期已不复存在,目前铺位租金已趋於稳定,而物业价格则持续下滑,第三季度或将有进一步调整空间。
报告称,利率持续低企及有限的短期商业物业供应仍然是商业物业市场的两大支柱。港股次季升3.5%,并有多个IPO申请,相当可能在短期内带动写字楼需求。此外,旅游限制放宽及政商界提供的优惠措施则有望重振市民及游客的消费意欲。
然而,该行称,经济衰退加剧、本地政局不明朗、宏观经济动荡及疫情或再次爆发等多项因素均有可能在下半年冲击本地物业投资气氛。
