暗盤前瞻丨弘陽服務：港股進入技術牛，金融街物業首日升超30%
uSMART友信智投7月6日消息，今日有1隻新股公佈中簽結果，並將於16:15進行暗盤交易。
弘陽服務是江蘇省的物業服務商，主要在長三角地區開展業務。在2020年江蘇省物業服務百強企業中排名第3，在2020年物業服務百強企業中排名第25。
截至2019年底，弘陽服務在管建築面積為1580萬平方米。背靠的母公司是弘陽地產集團，在2019年中國房地產企業銷售榜TOP 200中排名第54。
今日上市的金融街物業在2020年中國物業百強企業中排名16，在管面積和合約面積均超過弘陽服務。不過從母公司來看，金融街排在82位，銷售金額只有弘陽地產的一半。
從配售結果來看，在認購倍數、人數等指標方面，金融街物業的認購都要比弘陽服務稍微火熱，但相差不大。

從估值來看，弘陽服務以偏上限4.15港元定價，發行市值16.6億港元，在已上市的23隻物業股中排在比較靠後的位置。對應2019年靜態市盈率約26倍，對標的物業公司分別為，銀城生活服務市值16.7億，PE 46倍，濱江服務35.2億，PE 28倍，而剛剛上市的金融街物業市值約36億，PE 30倍。
2017-2019年，弘陽服務收入複合年增長率39.9%，淨利潤複合年增長率41%，遠高於同期物業百強企業的平均增速。綜合來看，弘陽服務的估值低於同行水準。
從物業行業表現來看，自2019年以來，有12家物業公司上市，除了發行估值較高的時代鄰里首日微幅破發，其餘都上升，首日平均收盤升幅16.5%。從累計表現來看更加驚豔，出現了多隻翻倍股。截至發稿，今日上市的金融街物業最高升幅36.9%，報10.08港元，不計手續費，1手可賺2720港元。
