宏利及ESR組成新合資企業 宣佈完成以人民幣17億元收購PGGM旗下房地產組合

2020年7月6日,ESR Cayman Limited(“ESR”或“易商”;01821.HK)、宏利(00945.HK)及PGGM宣佈由ESR及宏利新成立的核心合資企業(“核心合資企業”),已完成向Redwood China Logistics Fund(“RCLF”)收購四項機構級物流資產,代價總額約人民幣17億元(約相等於2.43億美元)。

RCLF為ESR及PGGM以有限合夥形式成立的開發合資企業。PGGM是荷蘭最大養老基金服務供應商之一,也是ESR的現有及長期資本合夥人。

被收購的資產組合涵蓋四項甲級核心物流資產,可出租淨面積合共超過200萬平方呎,分別位於廣州、崑山、無錫及東莞,全部位處優越位置,方便通往主要幹線及當地機場。截至2020年6月30日,所有物業已全部出租予多元化的優質租户。

是次交易標誌着宏利於中國市場的首項獨立工業物業投資,反映其鋭意增加亞太區房地產投資的意欲。收購完成後,宏利在區內的房地產組合將達490萬平方呎。

作為中國及亞太區現代物流地產的市場領導者,ESR在中國各地已建立龐大的物流地產組合及儲備開發項目。在中國,截至2019年12月31日,集團自持的投資組合資產及其管理的基金和投資公司所持有的投資組合資產的總建築面積為690萬平方米,資產管理規模超過48億美元。
