中原按揭王美鳳:大型銀行上調新造按息對樓市影響甚微
市傳有大型銀行跟隨上調新造按息及削減回贈,600萬以下按揭額之H按息由H+1.4%跟隨調整至H+1.5%,600萬以上按揭額主要亦由H+1.38%上調至H+1.45%,加幅0.07厘至0.1厘;現金回贈大約再削減至貸款額之0.2%至0.5%,減幅0.3%。與早前另一大型銀行之調整看齊。
中原按揭董事總經理王美鳳指出,當前市場環境仍存甚多不確定性,世界各地疫情持續,各地管控措施對全球經濟有連鎖影響,雖然本地疫情趨緩,但經濟已難免下滑,失業率上升,銀行對潛在風險警覺性增加,在樓按取態上傾向審慎保守;加上息率向下令銀行淨息差受壓,銀行尤其是個別大型銀行現階段對於控制資金成本重要性放前。最近與樓按相關的一個月拆息回落至低於0.5厘水平,並逐步趨近美息,H按息減幅較首季已達半厘或以上,加上拆息仍稍高於美息,稍後或再有下跌空間,銀行資金成本卻未必達致同步回落,導致按揭利潤減少,銀行淨息差有收窄風險。在息差收窄情況下,當銀行樓按取態仍較保守,便傾向上調按息、削減優惠。大行牽頭調整往往具指標性,其他銀行在當前環境或保險性跟隨之前大行做法。
儘管銀行上調H按息,但實際加幅仍相對輕微,有關大型銀行今年對於新造按息加幅累計僅達0.15厘至0.2厘,而拆息下跌令H按息跌幅已超逾半厘,除了已抵銷銀行加息幅度,調整後之H按息現介乎1.92厘至1.97厘,仍明顯低於首季H按息2.5厘水平,H按用家仍享有減息幅度,故此銀行之樓按調整對樓市影響甚微。
