花旗:料住宅楼价回复升势 看好地产发展及零售收租股
花旗发表研究报告指出,虽然香港经济受到去年下半年的社会事件及今年上半年的疫情打击,但香港房地产企业的下半年前景变得略为正面。市场认为,大众市场的住宅需求继续具有弹性,但豪宅市场则会维持疲弱一段时间。很多人认为香港零售销售最坏的时间已经过去,但整体复苏步伐仍取决于多项因素。该行对香港地产发展股抱正面态度,预期楼价将会恢复上升趋势,料及至年底楼价将会升5至10%。
该行预期零售销售表现将会持续改善,看到买入香港收租股的机会有所提升,可以买入的地产发展股包括新鸿基地产(0016.HK)、新世界发展(0017.HK);收租股则看好恒隆地产(0101.HK)、九龙仓置业(1997.HK)及希慎(0014.HK)。
