《大行報告》花旗料住宅樓價回復升勢 看好地產發展及零售收租股
花旗發表研究報告指出,雖然香港經濟受到去年下半年的社會事件及今年上半年的疫情打擊,但香港房地產企業的下半年前景變得略為正面。市場認為,大眾市場的住宅需求繼續具有彈性,但豪宅市場則會維持疲弱一段時間。很多人認為香港零售銷售最壞的時間已經過去,但整體復甦步伐仍取決於多項因素。該行對香港地產發展股抱正面態度,預期樓價將會恢復上升趨勢,料及至年底樓價將會升5至10%。
該行預期零售銷售表現將會持續改善,看到買入香港收租股的機會有所提升,可以買入的地產發展股包括新鴻基地產(00016.HK)、新世界發展(00017.HK);收租股則看好恆隆地產(00101.HK)、九龍倉置業(01997.HK)及希慎(00014.HK)。
