珠江鋼琴(002678.SZ)擬出租孵化園項目1棟1至8層物業和2棟2至7層物業
格隆匯 6 月 29日丨珠江鋼琴(002678.SZ)公佈，現根據孵化園項目建設進展情況，公司第三屆董事會第十九次會議審議通過《關於廣州文化產業創新創業孵化園項目1棟1至8層物業出租的議案》和《關於廣州文化產業創新創業孵化園項目2棟2至7層物業出租的議案》，擬將孵化園項目1棟1至8層物業和2棟2至7層物業分別通過廣州產權交易所公開招租。
孵化園項目是將公司漁尾西路廠區改造建設為文化創新創業孵化園區，採用自用自主經營與出租相結合的運營方式，圍繞傳統鋼琴主業以及文化教育產業，在孵化園區自主開展珠江鋼琴品牌推廣項目、藝術教育項目、創意文化項目等，引入音樂產業、影視產業、設計產業、藝術教育培訓、動漫遊戲、廣告傳媒、時尚創意等大文化行業的新興企業。孵化園項目已於2018年7月23日收到荔灣區城市更新局《關於廣州文化產業創新創業孵化園項目微改造實施方案的批覆》(荔更新函[2018]291號)，孵化園項目改造方式為微改造。
公司擬將孵化園項目1棟1至8層物業和2棟2至7層物業分別通過廣州產權交易所公開招租。根據資產評估及市場詢價情況，公司初步確定兩處出租物業標的起始年招租底價，其中：1棟1至8層起始年招租底價為24元/㎡•月(含税，下同)，2棟2至7層起始年招租底價為27元/㎡•月。兩處出租物業標的租賃期限均為12年，租金價格從第四年起，每年遞增3%。除去免租期，兩處出租物業標的12年租賃合同總價如下：1棟1至8層合同總價為約1093.61萬元，佔公司最近一期經審計淨資產0.32%；2棟2至7層合同總價為約6035.02萬元，佔公司最近一期經審計淨資產1.76%；合計佔公司最近一期經審計淨資產2.08%。
孵化園項目的投資建設是圍繞公司促進傳統鋼琴主業以及文化教育產業的發展，主要引入音樂產業、影視產業、設計產業、藝術教育培訓、動漫遊戲、廣告傳媒、時尚創意等大文化行業的新興企業。此次出租物業用途為酒店和公寓，可滿足園區入駐企業商務接待等需求，為園區職工住宿提供相關配套服務，不斷完善園區配套設施，提高園區綜合競爭力，有利於園區其它板塊招商，提升園區招商吸引力。此外，公司可獲得出租物業租金、管理費等間接收益，促進企業經營業績的增長。
