正商实业(00185.HK)斥资约2.61亿元成功投得河南新郑三幅地块
格隆汇 6 月 29日丨正商实业(00185.HK)发布公告,在2020年6月29日于新郑市自然资源和规划局提呈出售所举办的国有建设用地使用权公开拍卖会中:i)公司间接全资附属公司河南正商佳居置业有限公司以代价人民币1059万元成功投得一幅土地编号为新郑出(2020)–25号地块(“地块I”)的土地使用权;及ii)公司间接全资附属公司河南正商新雅置业有限公司分别以代价约人民币1.02亿元成功投得一幅土地编号为新郑出(2020)–26号地块(“地块II”)的土地使用权及以代价约人民币1.48亿元成功投得一幅土地编号为新郑出(2020)–27号地块(“地块III”)的土地使用权。该等地块均位于河南省新郑市龙湖镇但各自不相连。各收购事项的代价按新郑市自然资源和规划局所发出的拍卖会文件而厘定。集团将以内部资源拨付该等收购事项及该等地块的发展。
地块I位于河南省新郑市龙湖镇规划二路北侧,总占地面积约1,175.82平方米,许可容积率介乎于1.0和3.0的间。地块I指定为住宅用途使用年限为70年。地块II位于河南省新郑市龙湖镇文明路西侧、规划三路北侧,总占地面积约23,195.95平方米,许可容积率介乎于1.0和2.7的间。地块II分别指定为住宅用途使用年限为70年及地下配建停车、配套及附属设施(交通服务场站用地)用途使用年限为50年。地块III位于河南省新郑市龙湖镇规划三路北侧、西张寨村土地南侧,总占地面积约32,818.81平方米,许可容积率介乎于1.0和2.7的间。地块III分别指定为住宅用途使用年限为70年及地下配建停车、配套及附属设施(交通服务场站用地)用途使用年限为50年。
