仲量聯行:中環甲廈空置率升至十二年新高

仲量聯行今日(22日)公布的《香港地產市場觀察》指出,5月中環甲級寫字樓空置率升至5%,為2008年全球金融風暴以來十二年最高,導致租金下跌2.7%至平均每方呎102.4港元。

上月整體寫字樓租金按月下跌2.2%,空置率為各商業區最高的尖沙咀及九龍東錄得最大的租金跌幅。該行研究部資料顯示,5月尖沙咀及九龍東空置率分別升至6.5%及13.7%。

該行香港商業部主管鮑雅歷表示,空置率上升持續對租金造成壓力,不過租金跌幅已較過去數月緩和。中環甲級寫字樓租金於4月按月回落4.5%後,於5月按月下跌2.7%。他又指出,由於經濟前景未明,加上業主較以往願意下調租金預期,租客傾向續租以節省搬遷的資本開支。

新租賃成交主要集中於中環以外的市場,其中兩家在非核心商業區物色具成本效益的辦公地點的金融機構,均選擇落戶銅鑼灣利園三期,合共承租了該廈1.89萬平方呎的樓面。
