大和:香港寫字樓市場非世界末日 對行業看法仍正面

大和發表行業報告稱,儘管香港寫字樓需求可能持續減少,惟面對不確定性,目前仍未有大型公司撤出香港的情況。事實上,企業對香港長遠的信心將成關鍵,但該行認為香港仍有基本面支持,直言無須假設香港寫字樓市場已處於世界末日,該行對行業維持“正面”看法,將太古地產(1972.HK)、新地(0016.HK)、恆隆地產(0101.HK)、領展(0823.HK)及陽光房地產基金(0435.HK)列為行業首選。

大和指,寫字樓的新需求已被壓抑超過一年,這亦令大部分業主普遍會下調租金以留住租户,意味並無大批公司遷出香港或關閉在港業務的情況。同時,新地、郭氏家族公司及平保(2318.HK)旗下的平安人壽亦承諾將對西九龍商業項目投資逾80億美元,成為香港寫字樓市場有史以來最大的投資之一。

該行續指,現時中環區寫字樓租金最為受壓,呎租介乎40至150港元,而部分物業的空置率更升至5%,惟截至今年首季,太古廣場空置率仍維持於2%的低水平,令香港置地於中環組合的空置率為2.1%。另外,港島東料成為“去中環化”的受惠者,而太古地產為該地的未來主要供應者。
