美联布少明:下半年楼价有望稳中向好 维持全年升5%预测不变
美联集团(01200.HK)旗下美联物业住宅部行政总裁布少明在记者会上表示,今年底有机会登场的全新盘供应或涉逾2万伙,当中以沙田及马鞍山占最多,料达约4,155伙;其次为将军澳及西贡料有约3,838伙;另外屯门及深井料达约2,457伙;至於深水(土步)、长沙湾与油尖旺则紧随其後,料达约2,427伙供应。整体而言,连同其他地区合计,今年底全港潜在新盘供应超过21,000伙。当然,项目於年底前推出与否,最终要视乎发展商销售策略,至於待批预售项目更要视乎获批的进度。
布少明认为,若发展商推盘步伐持续,相信下半年新盘将可收复大部分失地,预期今年下半年新盘销售量可达1.1万伙,较今年上半年预期约7,000伙,急增约57%;至於新盘销售金额料由上半年估计的770亿元,急升逾八成至1,400亿元。
二手方面,估计下半年有望延续「量额齐升」的局面,注册量将由今年上半年预期录得的2.2万宗,增近14%至2.5万宗;注册金额则将由预期上半年录得的1,670亿元,增近两成至2,000亿元。
布少明强调,刚需强、息口低、资金多及供应少等楼市的利好因素未变,加上业主信心已逐渐恢复,相信二手楼市会渐趋回稳,下半年楼价有望稳中向好,维持全年升5%的预测不变。即使失业率上升,企主要是饮食、零售及旅游业受影响,地产、金融、资讯科技及公务员等行业对楼市表现仍有支持。
