美聯工商舖:5月核心區街舖售價按年挫27.6% 下半年料反覆尋底

新冠疫情重創本港工商物業投資市場,美聯工商舖(00459.HK)表示,截至今年五月底為止,工廈、甲廈、乙廈及核心區街舖售價按年分別跌3.6%、12.2%、8.1%及27.6%。今年首五個月亦以核心區舖表現最差,累挫約18.2%。

受到疫情等因素的打擊,工商舖成交也顯著下挫。綜合美聯工商舖及土地註冊處資料,今年截至6月16日為止,工商舖註冊量只有1,254宗,註冊金額約162.8億元,預計上半年只有約1,300宗,不但較2019年上半年的2,896宗大跌逾一半,更勢創自1996年有紀錄以來新低。

該行預期,隨著本港疫惰逐漸緩和,下半年市場表現可望回暖,當中受惠中概股回歸的甲廈,租售價有望見底,並於年底前開始展開「V型反彈」;惟核心區舖價仍受制於全球旅遊活動未能完全快速恢復,相信下半年仍然反覆尋底。

該行行政總裁黃漢成表示,由於疫症減退,近日政府已經放寬限聚令,下半年各口岸也有望開始局部解封,另一邊廂,美國早前推出無限量化寬鬆政策,支持資產價格,加上未來將有多個工廈及寫字樓新盤推售,這都對工商舖市況有利,故預計下半年工商舖成交量可望明顯反彈。

他又指,雖然政府近期放寬限聚令,短期內也會派發一萬元現金予市民,意味著本地消費有望提升,對於疲弱多時的零售市道,算是帶來一點正面好消息,但由於全球疫情短期內仍然持續,相信旅遊業將難以回復舊觀,因此,在未來的旅客量顯著減少下,他認為依賴遊客生意的核心區商舖,下半年價格將會繼續反覆尋底,至於民生區則由於有本地消費支持,故影響會相對較低。

黃氏呼籲政府把工商舖物業的按揭成數,由現時的水平放寬至六成,以激活市場交投。
