過去周末沒有焦點新盤成交減八成 購買力流向二手屋苑

綜合市場消息,過去兩天周末共錄得超過50宗新盤成交,按周減約80%,相信是由於未有焦點新盤推售所致。路勁地產發展的元朗項目「山水盈」周末共售出7伙;中海外(00688.HK)旗下的大埔項目「天鑽」及中國恆大(03333.HK)的屯門掃管笏「恆大.珺瓏灣」2期各售出5伙。

中原十大屋苑在過去周末錄18宗交投,按周升38.5%;美聯十大藍籌屋苑合共錄得約22宗買賣成交,按周升約37.5%;利嘉閣地產在過去的周末日十大指標屋苑累錄19宗二手買賣個案,按周大升1.1倍;香港置業港、九及新界十大二手指標藍籌屋苑於周末兩日合共錄14宗成交,與上周末比較大升7成半。

有地產代理表示,由於新盤市場欠焦點,購買力流向二手屋苑。另外,美國不加息兩年,香港低息環境預計會持續一段時間,供樓比租樓划算,買家入市信心大增,加上周末天氣未如預告般惡劣,吸引準買家出動睇樓,帶動交投造好,除了新界細價樓外,市區中價樓亦錄不俗承接力。
