4千萬翹起40億市值!華人置業暴漲60.22%,引爆香港地產股大行情
大和發表行業報告稱,在評估香港地產行業需應對的若干宏觀發展等因素時,認為現時到了「別人恐懼時貪婪」的時機,重申對行業「正面」看法,而部分地產股的股息率仍達逾5釐,並列領展、信和置業、陽光房地產基金、太古地產、長實地產及恆隆地產六股為行業首選,目標價分別為84港元、15.2港元、5.64港元、40.1港元、68.3港元、26.4港元,評級均為買入。
6月5日,香港著名富豪劉鑾雄旗下公司華人置業午後放量暴漲,截至收盤,股價報收5.8港元,漲幅60.22%,成交4314.37萬港元,換手率0.43%,最新總市值110.64億港元。

華人置業的持續暴力拉昇行情也刺激了港股地產板塊的集團上漲,截至收盤,九龍倉置業漲6.23%,太古地產、新世界發展、九龍倉集團、長實集團等漲超5%,新鴻基地產、會德豐、恆基地產等漲超3%。

今日大和發表行業報告稱,現時香港地產行業到了“別人恐懼時貪婪”的時機,部分地產股的股息率仍達逾5釐,該行重申行業“正面”看法。
同時,大和還並列領展(0823.HK)、信和置業(0083.HK)、陽光房地產基金(0435.HK)、太古地產(1972.HK)、長實地產(1113.HK)及恆隆地產(0101.HK)六股為行業首選,目標價分別為84港元、15.2港元、5.64港元、40.1港元、68.3港元、26.4港元,評級均為買入。
有部分市場分析認為,該報告是機構對香港地產業回暖的號角,認為香港地產在經歷了去年長時間的黑暴事件、疫情衝擊和上月的涉港法案等種種事件後,整體已經持續下跌了很大幅度。如今這些事件的衝擊已經接近尾聲,顯示最大的不確定性逐漸消減,香港的經濟和消費方面可能正在迎來探底回暖的初級時期。
但也有部分觀點認為,雖然最壞的時期已經過去,但來自疫情的衝擊和內地遊客流量回流較慢導致本地消費經濟遲遲不能明顯回升,同時,美國政府擬取消香港獨立關税地位的事件預期可能還會造成利空壓力,因此,現時還不能完全説明香港的本地地產業迎來確定性的拐點。對比絕大部分的地產股在去年及今年來的跌幅,近期的強勢行情只是一個超低反彈的行情。
值得一提的是,今日漲幅最大的華人置業持股74.99%的控股股東劉鑾雄成為今日最大贏家,今日該公司的大漲致使其財富回升超30億港元。而該成績是二級市場僅成交4300多萬港元拉昇出來的,可謂四兩撥千斤效果槓桿。
然而,即使如此,華人置業目前的市淨率也僅有0.329倍,在地產業內還算較為低估的標的。於2019年度,華人置業的收入為5.39億港元,同比減少36.1%,當中包括租金收入總額5.23億港元及其他收入1600萬港元,收入下降主要由於於本年度並無錄得物業銷售。
另外,據港交所披露易數據,截至目前,劉鑾雄持有中國恆大合計9%的股份。
