《大行報告》星展:本港周末一手新盤銷售強 指地產股估值低 喜愛新地及新世界
星展發表報告表示,雖然市場關注全國人大會議將審議港版國安法消息,但本港一手住宅物業過去周末周日推售新盤銷售反應強勁,累計出售逾320伙新物業單位,顯示未有受到相關消息影響。
該行指,留意到新地(00016.HK)推售旗下天水圍項目「Wetland Seasons Park」第二期售出192伙,相當可供出售的96%,每平均呎價逾1.3萬元。該行指,本港一手住宅物業需求強勁上升,本地將有更多發展商短期將推售新盤,萬科香港及英皇國際(00163.HK)分別推出長沙灣項目The Campton及半山捌號Central 8。
星展表示本港地產股經近期調整,目前股價較每股資產淨值折讓達49%,已處估值低谷,而該行在行業中喜愛新地及新世界發展(00017.HK)。(wl/a)
