鴨(月利)洲海旁道中型住宅地暫錄12份標書
鴨(月利)洲海旁道中型住宅地(鴨(月利)洲內地段第137號)今日(22日)截標。就現場所見,截至上午11時許,共錄最少12份標書,當中包括大昌集團(00088.HK)、其士國際(00025.HK)、長實集團(01113.HK)、新世界發展(00017.HK)、佳明集團(01271.HK)、信和置業(00083.HK)獨資入標,麗新發展(00488.HK)及建灝集團合資入標。
大昌集團執行董事李永修表示,雖然公司多做超級豪宅項目,但由於最近沒有相關土地供應,因此嘗試入標,有意發展中小型單位。他認為疫情對樓市有影響,但隨著疫情逐漸減退,相信會慢慢向好。他認為《國安法》推出不會對本港樓市有大影響,因為始終供應不足及有用家需求,加上現時處於低息環境。
佳明集團項目經理曾嘉敏指出,這個項目的形狀長而窄,因此開則時要花心思。她認為,樓價短期有波幅,但長遠會雨過天青,是次公司出價不過不失,承認會稍為審慎。
地盤佔地約12,150平方呎,最高可建住宅樓面88,281平方呎,而商業用途的樓面面積則按照賣地條件中的相關條件計算,降低每呎住宅樓面可換取約1.9呎的商業樓面。
