結好控股(00064.HK)擬投資香港優質物業 涉資5億港元

格隆匯5月19日丨結好控股(00064.HK)發佈公告,2020年5月19日,公司全資附屬Ultimate Billion Limited作為買方、新世界發展全資附屬聚良有限公司作為賣方、及賣方擔保人佰耀有限公司訂立該協議,據此,賣方同意出售目標公司濤運有限公司全部股權及待售貸款,總代價為5億港元(可作出有關調整)。

目標公司為新世界發展的全資附屬公司,主要資產為單位及停車位,為位於香港永樂街33號及皇后大道中183號新紀元廣場中遠大廈的單位及停車位的登記擁有人。單位由總建築面積為27,808平方尺的三層商業單位及一層辦公室單位組成而停車位由19個停車位組成。單位現為空置並按“現狀”基準出售。9個停車位受限於並享有現有特許權的得益以及可透過發出一個月通知而終止。此等現有特許權的每月特許權費總額為42,000港元。另外7個停車位用作時租車位而其餘3個停車位現為空置。

公告表示,集團一直積極尋找機會投資優質物業,從而提升集團的投資組合。集團擬將單位翻新並用作集團的新總辦事處,而停車位則擬持有作長期投資以賺取租金收入。由於集團擬將單位用作新總辦事處,現時設於同一大廈10樓的總辦事處的單位將轉作投資物業以賺取租金收入。收購事項是集團進一步投資優質辦公室及增加集團租金收益的良機。

此外,董事會一向以審慎穩健為先,致力發掘價格合理的優質投資項目,從而提升整體股東價值。2019新型冠狀病毒病蔓延至包括香港在內的全球多個地區,目前樓市正面對疫情帶來的新挑戰。香港經濟受到嚴重衝擊並對物業市道構成下行壓力,當中尤以商業單位及辦公室物業為然。有監於此,董事會相信收購事項為集團提供良好機會及時機,可藉此提升集團的物業組合,以達到長期投資的目的。
