富力地產(2777.HK)納入恆生大中型股價值50指數,南下資金增加配置比例

5月18日,恆生指數公司推出兩項新指數,分別為“恆生大中型股價值50指數”和“恆生大中型股價值偏向指數”。富力地產同時納入以上兩項指數。資料顯示,恆生大中型股價值50指數旨在反映50只在香港上市且擁有最高價值因子分數之大型股和中型股的整體表現,並通過行業中性策略減少價值因子導致的個別行業偏向。恆生大中型股價值偏向指數旨在反映於在香港上市的大型股和中型股上套用價值股票策略的整體表現。

與富力地產一同被納入恆生大中型股價值50指數的還有中國中鐵、中國中藥、中國電信、中信銀行、華潤醫藥、中國飛鶴等知名公司。同時,包括保利置業集團、上海實業控股、禹州地產、雅居樂集團等多家內地房企也與富力地產一起入選。

值得注意的是,在今年2月,富力地產曾被納入恆生高股息率指數比重最高的10只成份股之列,這主要得益於富力地產一直維持慷慨的派息政策。數據顯示,公司自2005年上市以來已累計實施現金分紅15次,共計超過312億元,分紅率高達33.67%,持續穩定的派息政策也反映出富力地產較強的盈利能力。

如今,富力地產又一次獲香港資本市場重要指數納入,除了代表資本市場對富力地產基本面的肯定,也將有助於公司作為配置標的被更多被動型基金所接納,不僅可以提升富力地產在二級市場上的流動性,同時有望打開了估值提升的天花板。

根據Wind數據,今年以來富力地產滬深港通持股比例呈上升趨勢,由年初佔自由流通股本6%左右上升至目前超過8%,顯示出隨着公司價值的凸顯,“聰明錢”正加強對富力地產的配置比例。

而隨着房地產市場的回暖,預計房地產股將持續得到資金的青睞。根據國家統計局公佈的最新數據,今年1-4月,國內商品房銷售面積33973萬平方米,銷售面積同比下降19.3%,較1-3月回升7個百分點;商品房銷售額31863億元,同比下滑18.6%,較1-3月回升6.1個百分點。隨着疫情逐步得到控制,線下售樓處重新開放,購房需求也逐漸釋放;同時,疊加寬鬆的貨幣政策以及更為積極的財政政策,房地產市場需求復甦將有望持續向好。
