恆地(00012.HK)推「迎海」特色戶 項目至今套現330億元
恆地(00012.HK)公布馬鞍山烏溪沙「迎海」項目最新銷售部署,恆基物業代理有限公司營業(一)部總經理林達民透露,項目五期共3,462顆單位已賣出約98%,套現近330億元,目前尚餘約63伙特色單位,分別為12伙頂樓複式、17伙地下花園複式戶,以及34伙實用面積約1,450呎的海景單位。
他表示,預留的海景戶中有15戶將於近日以招標方式交吉推售,將會提供兩款付款方法,包括120天優惠按揭計劃及36個月免息免供優惠。他表示,海景戶同類單位早前呎價為1.74萬元,屬「疫情價」,剩餘單位會按市況定價。頂樓特色戶方面,2期18座A室頂樓戶於周一以5,317.5萬元成交,面積2,741呎連800呎天台,呎價1.94萬元。
談及地產市道,他以2003年沙士時期為例,指出樓市在恆指觸底回升後約2個月開始復甦,相信目前樓市表現尚算「硬淨」,對前景感到穩中樂觀,相信今年樓價會反彈,但年內不確定因素仍然很多,幅度難以估計。
他又指,集團未來仍有多個新盤會開售,當中元朗唐人新村洋房項目最快第二季末推出,啟德項目料第四季登場,紅磡項目則預料最快明年開售。談及啟德地流標,他認為現時市況剛轉穩定,發展商謹慎出價也屬正常。
