莱坊林浩文:启德商业地流标 反映政府与发展商计价有出入

启德第2A区商业地流标,莱坊执行董事及估价及谘询部主管林浩文表示,流标确实失望,反映政府在计价上与发展商的计算上有「重大出入」。发展商在商业地的估算及出价上跟住宅地截然不同,出价一定比住宅地更为保守。因发展商会考虑更多项目的未来现金流及出租率等的因素去计算。

他补充,虽然近日疫情好转,但未来经济不稳及企业经营困难,旅游及零售业亦需要长时间复苏,所以对这类商业地皮影响较大,因未来的租金收入会较低,所以影响出价。除非政府下调底价,否则今年不是重卖商业地的好时机。

林浩文续称,仍然保持估计楼面地价每尺约5,500至6,500元(约60亿至71亿),长期租金回报率约3.5%,估计资金回收期约20至30年。
