美聯工商舖:甲廈租售價連跌十個月 個別企業開始欠租
美聯工商舖(00459.HK)發表報告指,4月指標甲級商廈租金按月再大挫4.2%,連跌十個月,並重返2016年中的水平,單計今年以來,甲廈租金已經挫12.8%。該行認為,雖然本港疫情緩和,但中美貿易戰及本地社會事件大有捲土重來之勢,故對於後市持審慎態度。
報告指出,寫字樓租售價繼續下挫,除了甲廈租金之外,甲廈售價按月也跌1%,雙雙自去年7月份起連跌十個月。另乙級商廈本年至今租金累跌約4.5%。
該行表示,雖然近日香港及內地的疫情出現緩和的跡象,但寫字樓後市仍然難以樂觀。該報告指出,近期有個別寫字樓的租客開始欠租,當中包括一間大型的共享工作間營運商,其位於九龍及港島的部分辦公室據報已經拖欠租金,若該營運商稍後遷出多個現有的據點,勢將加劇甲廈的空置率,並令到整體寫字樓租金下行壓力加深。
美聯工商舖營運總監兼商業部董事翁鴻祥表示,雖然香港及中國的疫情出現好轉,但中美現時卻就疫症的起源問題爭持不下,美國更威帶將會對中國開徵新一輪的關稅作為報復,意味著貿易戰2.0勢將捲土重來。同時,香港的社會運動仍然未真正平息,首季的經濟增長更錄得破紀錄的8.9%倒退,預示經濟將出現大衰退,這將為市場增添不明朗因素。
翁鴻祥續指,疫症緩和下,預計商廈市場累積多時的購買力有望得到釋放,第三季的成交量或可望回升,但由於市場前景不明朗,故租售價格的走勢預計難以同步大幅回升。
