正榮地產(06158.HK):4月銷售反彈明顯 料勢頭可持續
正榮地產(06158.HK)副總裁兼財務總監陳偉健接受訪問時指出,新型冠狀病毒疫情下今年首季公司銷售跌約30%,而4月銷售反彈明顯,而勞動節亦有很好的銷售,故料首四個月銷售跌幅應有所收窄。他透露公司於3月尾已全面復工,而全年可售資源維持2,300億至2,500億元人民幣(下同)不變,今年銷售目標1,400億元,有信心可以達標。
他又指疫情初期市場有信心危機,即使買家願意入市銀行亦未必批出按揭,但他透露4月份銷售反彈情況明顯,估計勢頭可持續,加上內地今年仍有機會降準或減息兩次,相信將利好房地產市場,他又估計今年調控措施或有機會放寬,而房企銷售增長滯後故不會進取定價,料今年均價將按年持平或略有減幅。
他指出受停工影響,內地工程有所延誤,如需要加快工程進度或會增加成本,故公司會輕微延遲交付,並會輕微調整今年的收入目標。他相信今年毛利率應略有改善,而由於融資成本有所降低,故對2021及22年的毛利率有信心。
在拿地方面,他指出公司今年投得9幅地皮,公司權益佔比60%,今年拿地預算為245億元,相信主要為「招拍掛」,但由於疫情為小型開發商帶來周轉壓力,故現時亦看到不少併購的機會。
陳偉健指出公司目標為嚴控財務成本,今年以來已發約4.9億美元債,之後約有7.5億美元需要再融資,但認為現時融資市場成本相對昂貴,故會待市場轉好才再發債,他認為現時債市已回到疫情前的水平,但很多房企亦未必有迫切的融資需求。
同系的正榮服務已提交上市申請,陳偉健指公司旗下大部分物業是交由正榮服務管理,認為疫情對物管行業屬利好,但由於已提交上市申請故不便透露太多詳情。
