交銀國際:內地房地產4月合約銷售同比反彈 予世房(0813.HK)“買入”評級
交銀國際發表報告稱,內地房地產4月合約銷售同比反彈,根據克而瑞初步數據,4月內地開發商的合約銷售同比增長恢復正值,前50及100開發商同比略微增長1.4%及0.6%,這是公共衞生事件全國爆發以來首次月度正增長。
該行稱,土地市場復甦,隨着公共衞生事件影響減弱,開發商在土地購置上變得更加活躍,主要在一二線城市,佔前100開發商4月購買土地約50%。
該行還稱,偏好去化迅速的開發商,跟蹤的25家主要開發商中,今年前四月平均銷售目標鎖定率約20%,低於去年前四月約26%。隨着新推盤推遲並更偏向下半年,該行認為開發商必須加快發佈速度。此外,一些開發商趁境內融資較寬鬆的窗口期加快拿地,偏好在一二線城市擁有較多土儲、推盤更快以及資金渠道更廣的開發商,包括世茂房地產(0813.HK),予其“買入”評級。
