房企銷售回暖,富力地產(02777.HK)3月銷售環比增逾2倍

受公共衞生事件影響,房企今年一季度銷售普遍下滑。根據國家統計局數據,1-3月全國商品房銷售額為20365億元,同比下降24.7%;商品房銷售面積21978萬平方米,同比下降26.3%。

千億房企富力地產(02777.HK)2020年1-3月,總權益合約銷售金額約167.1億元人民幣(單位下同),銷售面積達約140.13萬平方米,同比有所下降。

但從3月單月來看,富力地產權益合約銷售金額約為80.2億元,銷售面積達約65.87萬平方米,銷售額和銷售面積分別較2月上升221%和217%,説明隨着國內情況的好轉,銷售正在逐步恢復。

與TOP30房企的3月銷售對比,富力地產同期超2倍的環比增幅遠遠高於行業,TOP30房企環比增幅為1.4倍。一季度通常是地產傳統淡季,全國銷售和開工面積佔全年比重都較小。就富力地產而言,公司首季銷售,暫時受抑制的需求,後續有望出現補償性釋放,所以整體而言對全年影響可控。公司管理層曾在業績會上表示,“對今年全年房地產發展審慎樂觀。”

天風證券指出,公共衞生事件的短期衝擊非常大,但已經在緩慢修復,後續多地政策邊際寬鬆、資金環境持續趨暖,二季度或將集中迎來修復。

對於2020年,富力地產設定了約1520億元的銷售目標,較去年銷售增長約10%。考慮到今年可售貨值約2700億元,加上公司更注重加速去化週轉,及富力好房在線平台推動,預計大概率能實現銷售目標。

富力地產向來以舊改著稱,今年公司的策略仍將圍繞舊改進行。公司董事長李思廉表示,“今年我們土地儲備是以轉化舊改為重要補充,。”

據財報顯示,截至2019年底,富力地產已簽約城市更新項目的總建築面積超過7000萬平方米,可售面積超4000萬平方米。預計兩年內可為集團增加1000萬平方米的可售面積,相當於2000億元可售貨值。

中信證券認為,公共衞生事件的衝擊,主要對國內低線城市的房價和房地產投資帶來長期壓力,但一線城市房地產作為核心資產,將保持相對穩定。

截至2019年底,富力地產在大灣區的土儲以建築面積計約為270萬平方米,可售貨值340億元。

中長期而言,富力地產貨源充足,截至2019年底,公司權益土地儲備貨值超過7450億元,可售面積約為5790萬平米,足夠支撐未來4-5年發展。由於未來土儲以城市更新項目為主,成本低,利潤率有所保證,不管收入還是利潤增長都值得期待。
