繼郭氏家族後,新鴻基地產(00016.HK)引入平安人壽共同開發西九龍地塊

格隆匯4月29日丨新鴻基地產(00016.HK)宣佈,於2020年4月29日,公司擬向平安人壽的全資附屬公司出售Vivid Synergy Limited的25%權益,購買價為93.94億港元另加若干償付購買價的融資成本及於該土地上興建的項目的辦公大廈部分的項目成本的融資成本。

據悉,目標公司擁有限於發展及營運將在該土地上興建的辦公大廈,並實際地享有該辦公大廈的所有經濟權利及利益,及實際上承擔其一切責任及債務。該土地為位於香港九龍連翔道與柯士甸道西交界,及於土地註冊處註冊為九龍內地段第11262號的用地。

公告稱,該土地位處西九龍區策略性位置及毗鄰高速鐵路香港西九龍站上蓋,透過中國高速鐵路網絡連接中國內地所有主要城市。除高速鐵路外,該土地亦直接連繫三條鐵路幹線,包括港鐵西鐵綫、東涌綫及機場快綫,組成一個大灣區的交通樞紐。該土地的發展與集團鄰近的環球貿易廣場(包括兩間五星級酒店以及優質寫字樓和零售設施)的整體規模將進一步擴大,從而發揮極佳之協同效應。

此前公告稱集團有意邀請其他長線策略性投資者參與該土地的地標項目發展,而於2019年12月16日,郭氏家族公司成為參與集團發展及投資將在該土地上興建的辦公大廈的首批策略合作伙伴。

平安人壽為一間在中國領先且聲譽卓着的人壽保險公司,具有雄厚的財務實力。公司已獲買方通知,此乃平安人壽在香港投資開發平安集團香港總部大樓的項目。

平安人壽亦與集團擁有相同願景,雙方均有意持有此地標項目作為長線投資,使平安人壽成為集團於此項目中另一名合適的長線策略合作伙伴。集團將受益於結合策略合作伙伴的專業知識、資源及實力,共同參與發展及投資將在該土地上興建的辦公大廈。

此項目具備主要策略性投資者可產生促進作用從而吸引更多跨國企業及領先金融機構將其營運地點遷往此地標項目。因此,將進一步鞏固此項目及環球貿易廣場作為香港及大灣區主要商業及金融樞紐的聲譽及市場地位。
