美聯信心指數最新報49.1點,較前一周的47點微升4.5%,連升兩星期。美聯物業首席分析師劉嘉輝指,隨著本港肺炎確診數字回落,疫情漸趨穩定。加上早前業主擴大議價空間,吸引買家入市,減價盤持續獲得承接,帶動二手屋苑成交續升,35屋苑上星期交投突破百宗,按周進一步上升12.8%至106宗,並創約半年新高。信心指數連升兩周,反映業主信心逐步回升。現時信心指數仍維持於信心指數平均值之下,雖然預期樓價走勢難以於短期內轉勢,惟若業主信心平穩回升的話,樓價有望平穩發展。

根據美聯物業網站的減價盤比率反映,在全港三區之中,新界及九龍區減價盤佔比較高,而全港減價盤佔比最多的頭三個地區依次為東涌、大角咀及美孚,東涌區已連續兩星期排前三。

若以單位面積劃分,是次減價盤分布較平均,不論實用面積少於約752平方呎的小型單位,即A及B類單位,甚至實用面積介乎753至1721呎的中大型單位,即C到D類單位,均錄得相若數目的減價盤。只有E類單位(實用面積大於1,721平方呎或以上大型單位)的減價盤數目較低。

美聯信心指數是根據美聯物業網上搵樓的網盤價格變化製作而成,從網盤的價格轉變,反映業主的放盤態度,以作為未來樓價走勢指標。指數上升代表減價盤減少,樓價上升機會增;指數下跌代表減價盤增加,樓價下跌機會大。信心指數走勢是徘徊於0至100之間,100點表示放盤業主全面看好,0點則表示放盤業主全面看淡。(ek/u)
