《大行报告》高盛升新世界(00017.HK)评级至「买入」 降新地(00016.HK)至「中性」
高盛发表研究报告,将各个香港物业板块的价格及租金增幅预测由2019年中的高位,下调至跌10至30%,这部分反映出房地产市场需求的增长仍相当缓慢,而在疫情的忧虑下,复苏的情况或进一步延迟。
该行认为,复苏的强度及时间点所存在的不确定性仍高,而风险溢价可能会继续升高。在三大房地产板块中,相信住宅会较写字楼及零售商铺更具韧性。
高盛将新世界发展(00017.HK)的投资评级由原来的「中性」上调至「买入」,公司将会在香港推出大围站上盖项目,而中国房地产销售的贡献将在未来2至3年内增加。另外,将恒隆地产(00101.HK)的投资评级由「沽售」上调至「中性」,看到其内地业务的租金复苏会在疫情後较香港快。
然而,该行将新地(00016.HK)的投资评级调低至「中性」,在香港的资产净值占比达80%,难以看到其资产净值升级周期快速回复。而希慎兴业(00014.HK)的评级则被下调至「沽售」,因有见国际品牌在香港的版图不断缩小。
