格隆匯4月23日丨三湘印象(000863.SZ)披露2019年年度報告,實現營業收入19.88億元,同比增長21.71%;歸屬於上市公司股東的淨利潤2.82億元,上年同期虧損4.56億元;歸屬於上市公司股東的扣除非經常性損益的淨利潤1.66億元,上年同期虧損10.35億元;基本每股收益0.21元。

從文化和旅遊融合發展的典型業態,也是公司所處的文化細分行業——文化旅遊演藝行業來看,近年來發展平穩,未來市場空間較大。從2013到2018年,我國旅遊演藝節目台數從187台增加到了306台,穩中有升。2019年,國家文旅部委先後出台多項文旅發展扶持政策,各地繼續深掘當地文旅資源,並積極投建文旅項目,文旅投資者不斷湧入,新增旅遊景區、新建文旅項目、新增文旅演藝產品不在少數,文旅產業已然成為中國經濟的新增長點。但是我國文旅市場當前整體上又面臨產品魚目混雜,良莠不齊,基礎配套不夠完善,產品同質化現象嚴重,缺乏創新,服務能力、安全衞生等方面都面臨着較多考驗。消費者需要更高質量的精準服務,市場也在呼喚更好文旅產品,文旅演藝的發展潛力還存在很多挖掘空間。

報告期內,公司新簽約一部作品《印象·華山傳奇》。

之前簽約的《歸來遵義·長征之路》《印象滇池》《印象太極》《最憶韶山沖》四部作品進入關鍵製作階段。其中,《印象太極》項目進入場館建造和方案深化階段;《最憶韶山沖》項目選址做了重新調整,場館設計及建造已經動工;《歸來遵義·長征之路》項目進入深化方案彙報階段,公司正在協調項目投資方及當地政府,加速推進項目進度;《印象滇池》項目選址和場館建設方案已經確定,項目進入製作策劃階段。

截止報告期末,公司主要在上海市、杭州市及環京區域開展房地產業務,報告期公司主要項目所在城市的房地產銷售情況及政策情況如下:

上海全市2019年商品住宅供應727萬平方米,較上年同期下降5.39%,商品住宅成交752萬平方米,較上年同期上漲19.13%,成交均價為54,090元/平米,較上年同期上漲1.88%。2019年上海沒有出台重磅調控政策,8月份臨港自貿新片區為了引進人才限購政策略微鬆綁,帶動片區內住房需求增加。(數據來源:CREIS中指數據)

杭州市2019年新建商品住宅供應面積930.2萬平方米,同比2018年增長7%;成交面積為848.7萬平方米,同比2018年下降13%。杭州2019年密集出台了各類人才政策,短期看有助於提升市場購買需求,長期看提高城市綜合實力,同時為樓市的長期需求築底。(數據來源:CREIS中指數據)

2019年,環京區域(燕郊、香河、固安)三個城市新建商品住宅銷售18,622套,同比增長131%。燕郊新建商品住宅銷售均價為19,337元/平米,同比上漲20.6%;香河商品住宅銷售均價為9,916元/平米,同比增長6.1%;固安住宅銷售均價為12,651元/平米,同比增長13.3%。(數據來源:我愛我家研究院)

報告期內,公司無新增土地儲備。隨着現有項目的逐步推進,未來將根據市場形勢,在深耕上海房地產市場的同時,積極參與長三角、京津冀和粵港澳大灣區三大城市羣開發建設,公司將擇機在以上區域新增土地儲備。
