美联料本月或未有全新盘登场 逾3年来首次
美联物业首席分析师刘嘉辉指出,3月底实施限聚令後,4月至今未有全新盘应市。而随着限聚令延长至5月7日,相信本月有机会未有全新盘登场。对上一次「未有全新盘登场」为2016年12月,至今相隔超过3年。
据美联物业房地产数据及研究中心综合《一手住宅物业销售资讯网》资料显示,在不包括村屋物业以及部份特殊个案下,4月首20日新盘售出约370伙,悉数项目为之前已推出市场但未售出的单位。在「未有全新盘登场」下,发展商销售货尾盘,带动累积货尾数目回落,由3月约13,297个货尾单位回落至本月最新约12,930个,跌破1.3万伙水平。相信随着市场持续吸纳货尾盘,若然本月未有全新盘推出下,月底累积货尾量将进一步减少。
若以间隔划分,4月首20日售出约370个新盘单位中,在不包括村屋物业以及部份特殊个案下,售出单位以三房或以上间隔最多,占约36%;两房单位占约27%;一房单位占约25%;余下约12%为开放式单位。
按以项目划分,4月首20日售出的新盘单位中,恒大-珺珑湾第2期最多,其次为御半山II期、天钻及爱海颂等。
