美聯料本月或未有全新盤登場 逾3年來首次
美聯物業首席分析師劉嘉輝指出,3月底實施限聚令後,4月至今未有全新盤應市。而隨著限聚令延長至5月7日,相信本月有機會未有全新盤登場。對上一次「未有全新盤登場」為2016年12月,至今相隔超過3年。
據美聯物業房地產數據及研究中心綜合《一手住宅物業銷售資訊網》資料顯示,在不包括村屋物業以及部份特殊個案下,4月首20日新盤售出約370伙,悉數項目為之前已推出市場但未售出的單位。在「未有全新盤登場」下,發展商銷售貨尾盤,帶動累積貨尾數目回落,由3月約13,297個貨尾單位回落至本月最新約12,930個,跌破1.3萬伙水平。相信隨著市場持續吸納貨尾盤,若然本月未有全新盤推出下,月底累積貨尾量將進一步減少。
若以間隔劃分,4月首20日售出約370個新盤單位中,在不包括村屋物業以及部份特殊個案下,售出單位以三房或以上間隔最多,佔約36%;兩房單位佔約27%;一房單位佔約25%;餘下約12%為開放式單位。
按以項目劃分,4月首20日售出的新盤單位中,恆大-珺瓏灣第2期最多,其次為御半山II期、天鑽及愛海頌等。
