華髮股份(600325.SH)2019年度淨利潤升21.9%至27.85億元 擬10派4元
格隆匯4月16日丨華髮股份(600325.SH)發佈2019年年度報告，實現營業收入331.49億元，同比增長39.87%；歸屬於上市公司股東淨利潤27.85億元，同比增長21.90%；歸屬於上市公司股東的扣除非經常性損益的淨利潤27.86億元，同比增長22.45%；基本每股收益1.22元，擬每10股派發現金紅利4元(含税)。
公司主營業務為房地產開發與經營，擁有房地產一級開發資質。經營模式以自主開發、銷售為主，穩步推進合作開發等多種模式。
公司主要開發產品為住宅、車庫及商鋪，主營業務聚焦於粵港澳大灣區、環渤海經濟區、長江中下游地區，其中珠海為公司戰略大本營，北京、上海、廣州、深圳、武漢、南京、杭州、成都、蘇州、鄭州、大連等一線城市及重點二線城市為公司戰略發展方向。
截至報告期末，公司總資產為2341.11億元，同比增長28.48%。報告期內，公司新開工面積650.61萬平方米，竣工面積279.96萬平方米。截至報告期末，公司擁有土地儲備計容建築面積697.48萬平方米，在建面積1367.02萬平方米。
報告期內，公司以銷售回款為核心，堅持“因城施策”、“一盤一策”，實現了銷售同比大幅增長。全年簽約銷售金額922.73億元，同比增長58.54%，銷售面積395.91萬平方米。
根據克爾瑞榜單顯示，公司位列中國房地產企業銷售榜第39名，相比2018年提升8位，行業地位進一步提升。銷售佈局方面，得益於公司全國化佈局戰略的加快實施，公司銷售業績實現快速增長：珠海區域全年完成銷售256.21億元，銷售佔比27.76%，穩居珠海龍頭地位；華東區域全年完成銷售375.21億元，銷售佔比40.66%；華南區域全年完成銷售103.06億元，銷售佔比11.17%；華中區域全年完成銷售80.89億元，銷售佔比8.77%；北方區域全年完成銷售54.37億元，銷售佔比5.89%；山東區域全年完成銷售32.81億元，銷售佔比3.56%；北京公司全年完成銷售20.18億元，銷售佔比2.19%。從銷售區域分佈看，2019年，公司業務佈局越趨合理，有效避免了因市場單一帶來的風險，“立足珠海、面向全國”戰略優勢凸顯。
近年來，公司持續深耕珠海市場，並佈局全國核心一、二線城市，土地儲備資源充足且較為優質。其中：華南地區土地儲備面積佔比33.93%；華東地區土地儲備面積佔比8.31%；華中地區土地儲備面積佔比45.71%；北方地區土地儲備面積佔比12.05%。從土地儲備的地理區域分佈來看，公司區域佈局進一步優化，土地儲備品質優良。
