榮盛發展(002146.SZ)2019年度淨利潤升20.57%至91.2億元 擬10派4.8元
格隆匯4月7日丨榮盛發展(002146.SZ)披露2019年年度報告，實現營業收入709.12億元，同比增長25.80%；營業利潤132.97億元，同比增長20.13%；歸屬於母公司所有者淨利潤91.20億元，同比增長20.57%；歸屬於上市公司股東的扣除非經常性損益的淨利潤90.43億元，同比增長23.25%；基本每股收益2.10元，擬每10股派發現金股息4.8元(含税)。經營活動產生的現金流量淨額21.20億元，同比下降87.90%。
截至2019年12月31日，公司總資產2545.95億元，同比增長11.78％；歸屬於上市公司股東的所有者權益408.88億元，同比增長21.75％。
報告期，公司簽訂商品房銷售合同面積1098.07萬平方米，同比增長11.66%；簽訂合同金額1153.56億元，完成年初簽約計劃的103%，同比增長13.58%；公司商品房銷售合同面積、合同金額增速分別跑贏了全國房地產行業商品房銷售面積、銷售額增速的11.76個百分點、7.08個百分點。
報告期，公司實現開工面積944.34萬平方米，完成年度計劃的98.96%；竣工632.34萬平方米，完成年度計劃的73.48%。報告期，公司結轉項目面積660.07萬平方米，同比增長10.89%；結算收入620.38億元，同比增長24.17%。
公司堅持“兩橫、兩縱、三組團”戰略，進一步優化市場佈局，先後在京津冀、長三角、珠三角、中西部區域的36個城市獲得土地100餘宗，規劃建築面積979.34萬平方米，儲備貨值超千億元。截至報告期末，公司土地儲備建築面積3726.64萬平方米。
報告期，公司實現銷售回款860億元，完成年度計劃的93.48%，佔簽約額的74.55%，新增融資額478.03億元。良好的銷售回款和融資，使得公司的現金流狀況極大改善。經營活動產生的現金流量淨額21.20億元，繼2017年、2018年後連續第三年為正。公司資產負債率82.45%、淨負債率79.70%，同比分別下降1.59個百分點、8.16個百分點。
