大和:下調大悦城地產(0207.HK)盈測 降目標價至1.05港元

大和總研發表研究報告指,大悦城地產(0207.HK)今年租金收入將虧損,但商場將有強勁的勢頭,而與母公司大悦城控股的合作策略帶來協同效應。該行重申其“買入”投資評級,目標價由1.3港元下調至1.05港元。

大和表示,大悦城地產現時93%的商場重開,管理層預計商場營運可於5月回覆正常,目標是將全年租金收入虧損佔比控制在5-10%。該行指,2020-23年大悦城地產將有14間商場開幕,而今年有510億元人民幣的可銷售資源。

大和指,受新冠肺炎影響,分別下調大悦城地產2020-21年收入及每股盈利預測9-11%及35%。今年底每股資產淨值預測亦降至2.1港元。
