第一太平戴維斯:首季甲廈跌租5.2%逾十年最差 全年料挫20%

第一太平戴維斯表示,本港首季甲級寫字樓租金按季下跌5.2%,屬自2009年第二季以來最差的季度表現,跌幅高於上兩個季度的總和。灣仔/銅鑼灣及中環(跌6.2%)的租金跌幅最大,其次是九龍西(跌5.1%)及尖沙咀(跌4.7%)。

企業租客普遍遷往非核心地區以削減成本,由於中環與所有其他商業區之間仍然存在80%租金差距,因此遷離中環的趨勢仍在繼續。該行亦觀察到位於九龍核心地區的公司正遷往非核心地區,這些公司亦縮小了規模。

此外,首季本港寫字樓空置率由2019年12月的4.65%(實用面積274萬呎)急劇上升至2020年3月的5.22%(實用面積308萬呎)。

該行稱,由於近期金融市場出現拋售潮,一些公司推遲在香港的IPO計劃,這將轉而影響主要位於中環的金融及專業服務行業的租金承受能力。零售和酒店業受到重創,這將對非核心區域的租金水平和空置率產生負面影響。考慮到最近新型肺炎疫情於全球擴散,預計甲級寫字樓整體租金於2020年將下跌約20%。
