美聯工商舖料全年核心區舖租售價挫近40% 促政府減辣業主免租
美聯工商舖(00459.HK)行政總裁黃漢成表示,疫症肆虐,今年首季工商舖市場踏入「艱難時期」,對今年的市場持審慎態度,並全面下調今年的工商舖預測。其中成交量由原先預計的按年升5%,改為與去年持平至回落5%,即全年最多共約4,600至4,700宗水平。
美聯旺舖董事盧展豪表示,受疫情影響,香港局部封關,2月零售銷貨總值按年跌約44%,整體訪港旅客人數按年更跌96.4%。該行資料研究部數據顯示,第一季核心區街舖空置率比半年前上升2.7個百分點,最新數字為9.2%,創有紀錄以來新高,其中銅鑼灣空置率為12.2%,仍是四區中最高。他補充,疫症下不少食肆及零售商戶結業及停業,市場陸續出現商戶裁員、減薪或安排員工放無薪假的消息,現時商舖市道較「沙士」時期還要差。
盧氏料舖市將進入「超大型調整期」,預計今年全年核心區商舖租售價將大跌近40%,意味著將會較2013年的歷史高位下跌六至七成,相當於重返2006至2007年水平,不過,若疫症及經濟環境持續未有改善,他不排除核心區租售價全年有機會挫50%,而非核心區租售價也料跌近20%。由於本港經濟轉差,今年有機會出現商舖退租潮及吉舖潮。
黃漢成向政府及業主提出三大呼籲,第一,政府應盡快撤回工商舖辣招,把最高印花稅減至4.25%;並放寬工商舖按揭成數,讓持有自用物業的商家,可以透過加按取得一筆「應急錢」。第二,提供更多紓困措施予受疫情影響的商戶。
第三,業主宜向旗下租戶減租,甚至提供多月免租,以讓商戶度過難關,否則將會加劇商戶的倒閉潮,對本港經濟帶來難以挽救的傷害,屆時市場湧現大量丟空物業,最終對業主也毫無益處。
