大和:內房3月銷售見強勁反彈 首選世房(0813.HK)等6股
大和發表行業報告指,據克而瑞數據顯示,該行所覆蓋的內房發展商3月份合同銷售額按月增長2.3倍,按年跌幅收窄至13%,帶動首3個月銷售按年跌幅亦收窄至21%。該行對內房板塊維持“中性”評級,並建議投資者仍需選擇性投資,行業首選世茂房地產(0813.HK)、旭輝(0884.HK)、越房地產(0123.HK)、龍湖集團(0960.HK)、華潤置地(1109.HK)及中海外(0688.HK),目標價分別為36.4港元、8.4港元、2.3港元、44.3港元、42.8港元、34.4港元;評級均為買入。
大和稱,隨着內地對新冠狀病毒疫情的憂慮有所緩和及大多數售樓處均已重開,早前被壓抑的需求已逐漸釋放。房企今年銷售目標平均按年增長8%,首季大致完成全年目標的13%。該行預期,隨著更多售樓處重開,需求料會持持續釋放,並帶動4月銷售進一步復甦。
該行又預期,信貸環境料會進一步放鬆,其中首套房屋按揭利率由去年10月的5.52%,到3月降至5.45%,部分城市近期亦下調第二套住宅首期。此外,3月亦有多間內房發行境內公司債且利率較往年低。
