建業地產(00832.HK)輕資產銷售增長迅速 純利升74.6%至20.15億元及派息31港仙
格隆匯4月1日丨建業地產(00832.HK)公佈，截至2019年12月31日止年度，公司收益約為人民幣307.67億元，較2018年增加約108.1%；公司權益持有人應占溢利約為人民幣20.15億元，較2018年增加約74.6%；每股基本盈利為人民幣73.75分，派發每股31.00港仙（約人民幣28.44分）為末期股息。
2019年年度合同銷售金額取得增長，達人民幣1,011.50億元，同比增長約為39.8%，其中重資產的合同銷售金額為人民幣718.01億元，同比增長約為33.8%；輕資產的合同銷售金額為人民幣293.49億元，同比增長約為57.0%。由於合同銷售增長和銷售回款理想，公司於2019年12月31日的現金、現金等價物及受限制銀行存款的總值約為人民幣307.85億元。
公司持續採取穩健的購地政策及加快項目開發過程速度，以縮短開發週期。2019年公司有房地產交付項目達63個，比2018年多25個，此外公司截至2019年12月31日的在建項目為151個，與2018年相比增加33個，因此交付確認與按完工進度確認的房產收入上升。
截至2019年12月31日，公司累計完成163個輕資產項目合約的簽訂，根據協議約定，上述項目預計總建築面積約2,394萬平方米。輕資產項目合約於2019年為公司帶來約為人民幣10.23億元的收入，同比增長約為51.5%。該等輕資產項目將於未來數年持續為公司帶來穩定收入。
於2019年12月31日，公司物業銷售未結轉金額約為人民幣634.71億元，其對應毛利約為人民幣146.05億元，這金額預計於未來兩至三年結轉為收益及毛利。另外，合營企業及聯營公司的物業銷售未結轉金額約為人民幣174.66億元，其對應毛利約為人民幣40.58億元。
報告期內，集團通過招拍掛和股權合作獲取土地約476.5萬平方米，新增儲備建築面積約1,303萬平方米。截至2019年12月31日，公司擁有土地儲備建築面積約5,093萬平方米，其中權益建築面積約3,858萬平方米。
