建業地產(00832.HK)輕資產銷售增長迅速 純利升74.6%至20.15億元及派息31港仙
格隆匯4月1日丨建業地產(00832.HK)公佈,截至2019年12月31日止年度,公司收益約為人民幣307.67億元,較2018年增加約108.1%;公司權益持有人應占溢利約為人民幣20.15億元,較2018年增加約74.6%;每股基本盈利為人民幣73.75分,派發每股31.00港仙(約人民幣28.44分)為末期股息。
2019年年度合同銷售金額取得增長,達人民幣1,011.50億元,同比增長約為39.8%,其中重資產的合同銷售金額為人民幣718.01億元,同比增長約為33.8%;輕資產的合同銷售金額為人民幣293.49億元,同比增長約為57.0%。由於合同銷售增長和銷售回款理想,公司於2019年12月31日的現金、現金等價物及受限制銀行存款的總值約為人民幣307.85億元。
公司持續採取穩健的購地政策及加快項目開發過程速度,以縮短開發週期。2019年公司有房地產交付項目達63個,比2018年多25個,此外公司截至2019年12月31日的在建項目為151個,與2018年相比增加33個,因此交付確認與按完工進度確認的房產收入上升。
截至2019年12月31日,公司累計完成163個輕資產項目合約的簽訂,根據協議約定,上述項目預計總建築面積約2,394萬平方米。輕資產項目合約於2019年為公司帶來約為人民幣10.23億元的收入,同比增長約為51.5%。該等輕資產項目將於未來數年持續為公司帶來穩定收入。
於2019年12月31日,公司物業銷售未結轉金額約為人民幣634.71億元,其對應毛利約為人民幣146.05億元,這金額預計於未來兩至三年結轉為收益及毛利。另外,合營企業及聯營公司的物業銷售未結轉金額約為人民幣174.66億元,其對應毛利約為人民幣40.58億元。
報告期內,集團通過招拍掛和股權合作獲取土地約476.5萬平方米,新增儲備建築面積約1,303萬平方米。截至2019年12月31日,公司擁有土地儲備建築面積約5,093萬平方米,其中權益建築面積約3,858萬平方米。
