合約銷售創歷史新高 禹洲地產(01628.HK)年度利潤升6.5%至39.67億元 全年派息40港仙

格隆匯3月31日丨禹洲地產(01628.HK)公佈,截至2019年12月31日止年度,集團實現年度利潤39.67億元人民幣(單位下同),同比增長6.5%,創歷史新高;母公司擁有人應占溢利36.06億元,同比增長2.9%;基本每股盈利0.71元,擬派第二次中期股息每股21港仙及上市十週年第二次特別中期股息每股4港仙,連同中期股息每股15港仙全年合共派息每股40港仙。

報告期內,集團收入為232.41億元。其中物業銷售收入達224.70億元,佔集團總收入的96.68%。交付的物業總建築面積約為180.83萬平方米,按年上升17.70%。2019年交付及確認銷售的物業平均銷售價格,為每平方米12,426元。

2019年合約銷售按年上升34.13%,至751.15億元,合約銷售金額創歷史新高。2019年,長三角區域依然是禹洲合約銷售貢獻的主要區域,合約銷售總額為487.73億元,佔集團合約銷售總額的64.93%。其中,蘇州、合肥、南京、上海及杭州為長三角合約銷售貢獻主要城市,合約銷售金額為423.59億元。

於期末,現金及銀行結餘(包含受限制現金)為355.11億元,比去年同期上升21.28%。2019年12月31日平均融資成本為7.12%,對比2019年中期水平下降0.09個百分點。2019年集團淨負債比率為65.64%,對比2019年中期及去年同期水平分別下降7.06個百分點及1.33個百分點。

截至2019年12月31日,集團的土地儲備總可供銷售建築面積約2012萬平方米,156個項目,分別分佈於六大都市圈共33個城市,平均樓面成本約為每平方米6074元。集團相信現在持有及管理的土地儲備足夠集團未來三至四年的發展需求。
