差估署:去年商廈落成量激增49%創十年高 整體空置量微升至9%
差估署公布《香港物業報告2020》初步統計數字,2019年私人寫字樓的落成量激增49%至26.7萬平方米,為2008年以來的歷史高位。甲級寫字樓的落成量為24.2萬平方米,當中54%來自觀塘,另有23%來自沙田。乙級寫字樓的落成量為2萬平方米,主要來自東區。丙級寫字樓的落成量為4,800平方米,幾乎全部來自中西區。
年內,寫字樓的整體使用量縮減至14.7萬平方米。甲級寫字樓的使用量錄得正數16.9萬平方米,而乙級和丙級寫字樓則分別錄得負數2萬平方米和負數1,600平方米。年底整體空置量微升至9%,相當於110.4萬平方米。甲級、乙級和丙級寫字樓的空置率分別略增至9%、9.7%和7.5%。分區的甲級寫字樓維持單位數字的空置率。
預計2020年的新供應將大幅回落至7.8萬平方米,但在2021年將飆升至29.3萬平方米。2020年甲級寫字樓的落成量將有4.8萬平方米,主要集中於荃灣,佔預計供應量的49%。2021年甲級寫字樓落成量將有22.8萬平方米,九龍城和東區合共提供60%。乙級寫字樓於2020年的落成量將增至3萬平方米,並在2021年將進一步升至6萬平方米。2020年將只有極少量丙級寫字樓落成,但2021年的落成量將回升至5,000平方米。
寫字樓售價在2019年出現下行走勢,而租金則相對穩定。寫字樓售價雖然在第二季經歷短暫反彈,但第四季的表現依然欠佳。縱使中美貿易談判臨近年底時進展理想,本地社會事件、經濟狀況轉差和環球經濟增長放緩所帶來的不明朗因素,均壓抑寫字樓市況。以2018年的第四季與2019年的第四季相比,整體寫字樓售價下跌10.4%,甲級、乙級和丙級寫字樓售價的跌幅分別為13.7%、1%和5.8%。同期,整體寫字樓租金稍漲1.1%,甲級和乙級寫字樓租金分別錄得1.3%和0.9%的輕微升幅,而丙級寫字樓則略跌0.3%。
