陽光100(02608.HK)公佈2019年財報:盈利增長12倍至32億元 堅持業務轉型升級

3月31日,陽光100(02608.HK)發佈2019年度業績報告,2019年利潤大幅增長,負債顯著下降,收入來源更趨多元化。淨利潤大幅增長12.2倍至32.15億元人民幣。合約銷售及通過出售住宅項目權益相應的物業價值達到人民幣 220億元,包括合約銷售金額人民幣103.38億元,以及出售住宅項目公司權益相應的物業價值約人民幣117億元。權益股東應占溢利為人民幣18.048億元。截至2019年末,總負債率下降至79.9%。

主力產品競爭力進一步強化

財報披露,2019年陽光100非住宅產品實現合約銷售人民幣51.34億元,佔比提升至50%,成為帶動利潤增長的重要因素。這表明陽光100聚焦非住宅市場的轉型戰略成效顯著。

2019年是陽光100主力產品得到大力發展與提升的一年。這一年喜馬拉雅合約銷售單價達到人民幣2.75萬元/㎡,從而帶動了全年合約銷售價格與毛利的上升。主力產品喜馬拉雅公寓在過去一年也得到了大力發展。比如在天津一地錄得5.75億合約銷售收入,單價達人民幣49,000元/㎡,實現了量價齊升。

重慶、天津喜馬拉雅項目交付運營,在市場上取得了較好的品牌認同。

土儲價值釋放 收入來源多元化

陽光100多年來在長三角、珠三角、大北京圈三個區域佈局了一級土地開發項目。2019年公司及時轉讓了珠三角清遠阿爾勒項目的120萬㎡住宅項目。全年出售住宅部分的土地及項目價值(包括股權及債權)約人民幣110億元。同時在去年完成了温州阿爾勒項目的道路通車工程、北京北興隆縣的高鐵新城拆遷工程,從而為2020年及今後幾年土地上市打好了基礎。

經過多年的佈局,陽光100在全國各地土儲大大領先於同行。截至 2019年底,公司已經獲得土地規劃建築面積1234萬㎡,貨值超過人民幣1,500億元。興隆和温州鹿城區分別有逾6,000畝和逾2,000畝的一級開發土地,文旅項目合約及意向土地則超3000畝。其中2020年獲准上市交易的一級開發土地超2,000畝。可以預見,在今後十年內,土地一級開發將成為陽光100持續盈利的一個增長點。

負債顯著下降 財務結構優化

結合轉型戰略出售部分住宅項目,獲取的現金回籠大大降低了陽光100的負債水平,同時,也使陽光100的淨資產總額快速提升,財務結構得到優化。

財報數據顯示,截至2019年末,陽光100總有息負債減少15.6%至人民幣250.54億元,總負債率由二零一八年末的84.4%下降至79.9%,淨負債率則大幅下降 82.4個百分點至179.2%。

陽光100管理層表示,2019年,陽光100在經歷股價波動、行業政策約束等外部壓力下,堅持業務轉型升級,抓住時機出售部分住宅項目,同時成功拓展一級項目土地儲備,不僅打了一個業績翻身仗,而且為今後的轉型發展打下良好基礎。
