《瑞銀窩輪》疫情措施睇樓人流減地產股受壓 看好新地反彈可參考購24120
肺炎疫情全球蔓延,內地和本港疫情本來已得到舒緩,不過亦愈來愈多外地輸入個案。香港政府於上週宣佈因應疫情發展,在3月29日起禁止多於4人於公眾地方聚集,為期兩星期,多項本地民生以及經濟項目均受影響,近期投資者睇樓量已受到疫情影響,本地報導引述中原地產指,睇樓量對比3月初時已下跌了三分之二。而現在政府推出新措施防止人群聚集,新盤銷售當然亦受到影響,雖然發展商都紛紛改變策略,包括每組睇樓人士連同地產代理不可多於4人,以及參觀人士保持一定距離等等,不過仍未有對睇樓以及成交量有幫助,本地地產股週一應聲下跌,新鴻基(0016)最低見97.55港元,下跌3.4%;恆地(0012)則最低見28.35港元,下跌3.2%。不過,有指發展商底會開拓更多網上睇樓以及網上認購登記,以吸納客流量。而事實上,近年不少發展商就已開放示範單位在網上供睇樓人士作360度實境參觀。環球央行再次減息以及推出量寬,已令地產被看高一線,如投資者認為新地只是因政策短線受影響,反彈可期,可留意新鴻基地產認購24120,行使價113.88港元,20年12月到期,有效槓桿約5.4倍。
