新力控股集團(02103.HK)年度歸母淨利潤升373.4%至19.6億元 合約銷售額錄得新高

格隆匯3月30日丨新力控股集團(02103.HK)發佈2019年度業績,2019年總合約銷售額及應占權益合約銷售額均錄得新高,分別達人民幣914.227億元及451.091億元(單位下同),同比分別增長約28.6%及30.1%;總收益同比大幅增長約220.7%至269.849億元;毛利為79.985億元,同比增加約154.5%,毛利率為29.6%;2019年溢利創歷史新高,同比增長約263.0%至20.143億元。

2019年度,母公司擁有人應占利潤為19.578億元,同比增長約373.4%。2019年淨利潤率增長0.9個百分點至7.5%。母公司擁有人應占核心利潤為18.527億元,同比增長約485.2%。董事會建議末期股息為每股13分,相當於2019年母公司擁有人應占核心利潤的派發率約25.1%。

截至2019年底,集團擁有117個處於不同發展階段的物業項目,包括80個附屬公司開發的項目、37個合資企業和聯營公司開發的項目;持有應占權益的總土地儲備達到約1,509萬平方米,發展規模和土地儲備展現快速增長。從土地儲備分佈來看,江西省、長三角、大灣區及其他中西部核心城市應占權益建築面積分別佔到約33.1%、17.3%、32.5%及17.1%。按可售貨值計,約85%的土儲分佈在一二線城市。

在拿地方面,集團擁有戰略清晰的投資策略並制定標準化程式。為評估拿地機會確保高效完成拿地,集團根據不同的拿地方法,設定了詳細時間表、目標及要求。在拿地準則方面,集團遵循以下嚴格的準則:第一,集團深耕上述四大區域,同時建立區域、城市、板塊的投資體系,確保佈局精準;第二,集團投地方法平衡,招拍掛、資源勾地並重,以提升土地品質和項目利潤水準;第三,集團堅持合作,着重操盤以我為主且可以降低競爭、互補優勢的項目,從而與合夥人分攤風險,藉此最終強化服務品質和競爭優勢。

2019年,集團通過招拍掛與收併購獲取了36項目,應占權益地價為人民幣194.5億元,應占權益建築面積達280萬平方米,項目分佈在各個區域,其中43.6%在長江三角區,24.4%在華中華西及其他區域,19.4%在江西省,12.6%在大灣區,分佈在21個城市,其中一二線城市本年度新增土儲面積佔比達92%。

展望未來,集團有信心將得益於江西省、長三角地區,大灣區,中西部核心城市和其他具有高增長潛力的地區對住宅和商業物業的需求增長。2020年,本年集團可售貨值分佈於四大區域,貨值充足。集團計劃在鞏固江西市場的同時,適時擴大在全國市場的業務,以加深行業影響力,增強品牌知名度。伴隨着房地產市場步入新常態,集團會密切關注市場變化,適時調整短期經營策略,繼續朝着“力爭全國型綜合物業開發企業,在中國提供優質產品與服務”的發展目標大步邁進。
