世聯行(002285.SZ)2019年度淨利潤降80.29%至0.82億元 擬10派0.045元
格隆匯3月30日丨世聯行(002285.SZ)披露2019年年度報告,實現營業收入66.50億元,同比下降11.73%;歸屬於上市公司股東的淨利潤0.82億元,同比下降80.29%;基本每股收益0.04元,擬每10股派發現金紅利0.045元(含税)。經營活動產生的現金流量淨額15.74億元,同比增長62.73%。
公司與互聯網企業展開合作,推進新房聯賣平台(PMLS)建立,致力於精準對接買方和賣方需求,解決新房銷售中的痛點。同時,堅持輕資產運營模式,進一步提升資產運營效能。截至報告期末,公司資產負債率比去年同期下降5.50個百分點,公寓管理業務經營性現金流已經回正。
報告期內,公寓管理業務實現營業收入6.15億元,同比增長51.77%,經營性現金流已經回正。歷時四年多的發展,公司運營長租公寓項目163個(包括包租及託管模式)、運營間數超過33000間,覆蓋核心一、二線城市。公司通過實施數字化管理,公寓運營數據持續改善,自有渠道出房比例提升,充分發揮老帶新及內部轉介優勢,穩定期出租率約85%,實現了出租間均價和平均租期同比上漲, 續租率保持在40%左右。
同時,公寓管理業務致力於為政府、國有租賃平台、人才公寓、開發商、基金公司等提供委託管理和全程運營總包服務。其中,2019年在廣州、武漢、寧波、天津簽約委託管理項目近5000間,投入運營超過2500間。公司持續發揮紅璞公寓數字化系統優勢, 輸出系統服務近2萬間。
